Tired of OTA Commissions? How Hotels and Villas Get More Direct Bookings
Booking.com, Agoda and Airbnb bring guests but take a cut of every stay. How hotels, villas and tour operators win more direct bookings this high season.
High season is starting, and for many hotels, villas and tour operators in Thailand that means a full calendar, with a big share of the revenue going to online travel agencies. Commissions on Booking.com, Agoda and Expedia commonly run between 15 and 20 percent, and Airbnb charges its own service fees. Over a busy season, that can add up to the cost of a renovation. The goal isn't to leave the OTAs. It's to stop paying commission on guests who would happily have booked with you directly.
Why guests book through OTAs even after finding you
Many guests discover a property on an OTA, then search its name on Google to see more photos, reviews and the official website. If they find a slow site, no clear prices, no availability calendar and no way to book instantly, they go back to the OTA and book there. You've paid commission on a guest who was already looking for you.
What your website needs to win the direct booking
- A real booking engine: live availability, instant confirmation and online payment, not just an enquiry form.
- Prices at least as good as on the OTAs, ideally with a perk for booking direct.
- Fast loading on mobile, because most travellers browse on their phones.
- Great photos, clear room or villa details and a map.
- Reviews shown on the site, or linked from Google and TripAdvisor.
- Payment options for everyone: international cards plus PromptPay for Thai guests.
- The site in your guests' languages, such as English, Russian and Chinese.
Give guests a reason to book direct
OTA contracts can limit how far you can publicly undercut their prices, so many properties compete on value instead. Offer what the platforms can't:
- A free airport transfer or late check-out.
- A welcome drink, breakfast or a discount on tours.
- More flexible cancellation for direct guests.
- Direct contact on LINE, WhatsApp or Telegram before arrival.
Show these perks clearly on your site with a simple 'Book direct and get...' message.
Turn this season's OTA guests into next season's direct guests
Guests who booked through an OTA are still your guests once they arrive. Collect contact details at check-in, with proper consent under Thailand's PDPA, and invite them to book directly next time with a returning-guest offer. A short message after check-out asking for a review and sharing a direct-booking code costs nothing and builds a customer base you own.
Use Google to your advantage
Make sure your Google Business Profile is complete, with photos, reviews and a link to your own booking page. With a supported booking engine, your official site can also appear among the booking options in Google's hotel search, right next to the OTAs.
Measure your direct booking share
Track what percentage of bookings come direct and how much you paid in commission each month. Even moving 10 percent of bookings from OTAs to direct can make a noticeable difference to profit, and the trend tells you whether your website and offers are working.
OutDept builds fast, multilingual booking websites with live availability, PromptPay and card payments, and LINE or WhatsApp notifications for hotels, villas and tour operators in Thailand. Keep the OTAs for discovery, and let your own site take the bookings that should be yours.
